Short answer: pressure washing removes mold, it doesn’t reliably kill it. That distinction matters more than it sounds like it should, because it’s the difference between a fix that lasts and one that looks fixed for a few weeks.
What a pressure washer physically does
A pressure washer is a mechanical tool. The water stream dislodges mold and mildew growth from a surface through force — it agitates the growth, breaks its grip on the material, and flushes it away. On a non-porous or lightly-porous surface (glass, metal, sealed concrete, vinyl), that’s often genuinely enough: if there’s nowhere for spores to hide below the surface, physically removing what’s there gets you most of the way to solved.
On porous materials — unsealed concrete, brick, stucco, untreated wood, grout — it’s a different story. These surfaces have microscopic pores that mold can colonize below the visible surface. High-pressure water blasts away the top layer and makes everything look clean, but spores seated deeper in those pores survive the wash untouched. The surface looks resolved; the colony isn’t.
Why more pressure isn’t the answer
It’s tempting to assume higher PSI solves the “spores survive underneath” problem. It tends to do the opposite. Excess pressure can actually drive spores deeper into porous material rather than flushing them out, and it can physically damage the surface in the process — creating more texture and more entry points for mold to re-establish. It also aerosolizes more of what it’s blasting, sending a visible cloud of spore-laden mist into the air around whoever’s holding the wand.
What actually kills mold, if that’s the goal
Killing mold (as opposed to removing the visible layer) requires an antimicrobial agent making contact with the organism, not just water pressure. Options professionals and EPA-registered products commonly use:
- EPA-registered mold treatments — look for the EPA registration number on the label; this is the actual signal that a product has been tested and verified for microbial claims, not just marketing language.
- Diluted bleach solutions — effective on non-porous surfaces, but bleach doesn’t penetrate porous materials well and can bleach/damage colored surfaces.
- Quaternary ammonium or hydrogen peroxide-based cleaners — often better choices for porous surfaces since they penetrate further than bleach.
The most effective real-world approach combines the two: apply the antimicrobial solution first, let it dwell (this contact time is what actually does the killing), then pressure wash to physically remove the dead growth and residue. Pressure washing plain water first and treating after is backwards — you’re rinsing away the solution’s ability to sit on the surface.
When pressure washing alone is genuinely fine
- Cosmetic mildew staining on non-porous, sealed, or painted surfaces
- Small areas you’ll be monitoring and can re-treat if it returns
- As the rinse step after a proper antimicrobial application, not as a standalone treatment
When it’s not enough
- Porous surfaces (unsealed concrete, brick, stucco, wood) with visible or recurring growth
- Any indoor mold — a pressure washer is an outdoor tool; indoor mold on porous building materials (drywall, subfloor, insulation) generally needs containment and remediation, not pressure washing
- Recurring mold in the same spot season after season — that’s a moisture-source problem pressure washing can’t fix regardless of technique
The bigger point
Whether you’re using a pressure washer, a soft wash, or a dedicated antimicrobial treatment, none of it addresses why mold grew there in the first place. Mold needs sustained moisture to establish and spread — fixing drainage, ventilation, shade, or a leak matters more for long-term prevention than the cleaning method itself. Treat pressure washing as maintenance, not a cure.
